Research On The Cost Management Of Real Estate Bidding Stage Based On BIM Technology

Cost management in real estate after years of theoretical research,accumulation and exploration and absorbing the application experience of advanced project cost bidding management,project costing generally fully understand the special importance of project costing management in the bidding management stage.In other stages,such as design,construction,and settlement stages,accounting can’t do well in cost control.Bidding makes the project cost from the planned target cost management to the dynamic management of the implementation process.Doing a good job in the relevant process during the bidding period and improving the business ability during the bidding period can increase the expected income of the real estate.However,real estate developers still face many obstacles in the process of using BIM.This article mainly studies the research work done by predecessors on the application of BIM during the bidding period,analyzes the current status of BIM application and existing problems,as well as the drawbacks and problems that need to be solved in the traditional bidding process.After analyzing and sorting out the problems that have appeared in the process,we can draw a conclusion that the mere formality of the current owner’s bidding cause serious moral hazards.In response to the problems found,the BIM is integrated with the bidding process,and the BIM model is added to the bidding process,and the contribution of the model and some characteristics of the BIM software to the bidding work is analyzed.On this basis,combined with the main application of BIM,the potential applications of BIM in the bidding process are sorted out,and the value,application framework and application points of the owner’s application of BIM in the process are studied.Thirdly,for the process design in the process of BIM,related cases are introduced,and the improvement of the process is studied.After the application of BIM technology,compared with before the application,the impact of aspects on cost reduction The effect includes the impact mechanism of BIM on cost management during the pre-bidding planning stage,the bidding document preparation stage,bid issuance,bid opening,bid evaluation and bid evaluation.After analyzing the cost management process design of the BIM bidding stage,it proposes the problems of the process and the limitations of the actual application process,such as the defects of the application software,the lack of talents,and the inherent thinking of industry personnel.It is difficult to break and other constraints..By combining BIM technology,real estate departments,especially the cost department,can use the unique advantages of BIM to optimize the traditional bidding process,improve the efficiency of cost management,reduce costs,and save costs in the later construction process..
