Building Information model (Building Information Modeling BIM) as a kind ofcan be implemented by creating and using the digital model of construction engineeringproject design, construction and operation management of the modern Informationtechnology platform, with its integration, intelligence, digital and model Informationrelevance, etc, for all parties involved in the construction project is to create a platformto facilitate communication of Information. In recent years, BIM technology indomestic construction industry increasingly get attention and practical application.The contract is the link of the construction of the parties involved in, which wascreated to bring the parties to the same objectives, in order to establish cooperationproject organization. Contract pricing model has the foundation and direction in contractmanagement, because it provides a method of payment in the contract price and riskallocation. Contract pricing model reflects the owners’ expectations of constructionmanagement. In the construction process, contract pricing model can realize thecoordination of the owner and the contractor and smooth the implementation ofconstruction engineering construction. Therefore, contract pricing model which iscompatible with characteristics of construction projects can guarantee contract to cometrue. BIM technology is introduced into construction project procurement process, inaddition to the fundamental influence on the way of various project participantscooperation, is bound to be on a particular project procurement mode of theconstruction project contract the parties concerned or construction engineeringconstruction the parties based on the interests of the contract and their mutual relationsconstitute a significant impact, appropriate choice of the mode of contract pricing modelbecome balance contract parties concerned or the interests of the construction projectconstruction contract the parties based on relationship and the corresponding riskdistribution must solve the key problem.By comparing the influence for the project between the traditional three pricingmodes and different contract pricing modes, to explore the nature of the problem andprovide a theoretical basis for the study of pricing models based BIM buildingconstruction contract. Then making a detail elaboration to describe the concept of BIM,its application in china, and the obstacles to the development of BIM in china and using the method of logical analysis to analyze the causes of construction contract pricingmodel based on BIM. The application of BIM changes the project characteristics andproject management. Selecting the adaptation contract pricing model based on thebuilding construction of BIM, while creating a new standard of contract system. Finally,the paper points out the factors affecting the construction of BIM-based pricing modelof construction contract. To apply the current situation in our country is the premise ofBIM. The standard is to promote the application of BIM and ensure the smooth progressof BIM-based construction engineering construction. Focusing on the analysis of lumpsum contract, unit price contract and cost plus incentive fee contract on the suitability ofconstruction engineering construction based on BIM. Analysts pointed out at this stagethere are many limitations using the unit price contract and contract-based BIMconstruction contract construction, and the cost plus fee contracts has more suitability inBIM-based building construction contract.
