In recent years, rapid real estate development and improvement of the market gradually, becoming more rational and mature consumers. Between enterprises in the development of increasing competition, in which a decision under the premise of real estate marketing business survival, the key factor. Substantial increase the supply of real estate, a large number of different types of products available, while real estate companies in the marketing process means a single, homogeneous high degree of risk of the project to improve the operation, reduced controllability. Therefore, the real estate marketing innovation has put forward higher requirements.Based on the present situation of real estate market development in the city L project belonging to, the study analyses the GW company L project internal and external environment. Internal is in the perspective of human resources and financial conditions, and external is to local policies, population and economic, using the SWOT method to analyze the L project competition, comparing with other competitors and through analysis to found the problems existing in the project. Clearly put this project into suitable for Huinan town the local rich’s demand of luxury, noble, top luxury representative status symbol.
