The Shandong Property Management Problems Of

As a service industry, property management has become the indispensable part of our economic life, but on a national scale, there are many deficiencies in the rapid development of property management and service industry. Especially for the populous province Shandong, the need for property management and service become much prominent.Based on the analysis of research literatures on domestic,international and Shandong property management, this paper concludes a reasonable research framework, by which empirical research is carried out through property management and service enterprises in Shandong province. First, this article elaborates on the development of property management and service industry in China, from which we know that property management and service is closely contacted with the development of real estate market. Property management can promote the healthy development of real estate market, increase economic benefits of real estate investment, improve residents' satisfaction, increase job opportunities and improve the urban functions etc. Second, based on the factors of property management and service in Shandong province, such as diversity, high level of commercialization, regional development differences, it is concluded that economic system transformation, property services non-exclusiveness, urbanization process and property investment are the factors that promote local property management and service. Through investigation and data analysis, it is found that there are problems in property management in Shandong province,such as imperfections in human resource construction, small scale of the enterprise and imperfect comprehensive functions, the imperfect legal system, low level of socialization and enterprise efficiency, poor government regulation and market transparency, difficulties of property fee collection and so on. Meanwhile, to solve these problems, some suggestions are put forward to improve the property management and service level in Shandong province, such as to strengthen legal system of property management, perfect the owner committee function, improve the support of government policy, train professional personnel,create property management and to service brand of the proposal, which I believe will be of some help.
