| Based on meeting the actual conditions of affordable housing project, I focus on how to increase the greening rate, improve the landscape conditions; and carry out the localization research on affordable housing functions, facilities and other conditions, in accordance with local housing design requirements. This has important practical significance to improve the quality of the whole project design.In this article, according to the characteristics of Guangzhou City, on the basis of the Southern Steelworks indemnificatory apartment project, I analyzed the local resident income, the living condition, as well as the construction demand and characteristic of indemnificatory apartment. Through analyzing the social influence and the compatibility of indemnificatory apartment projects, and analyzing the site situation and construction condition of this project, I proposed the planning guidelines and the principle of the Southern Steelworks indemnificatory apartment, and introduced new concepts including of "new neighborhood", the whole city interaction, new naturalism philosophy and the overall landscape, also introduced the similar housing planning concepts in Singapore and Hong Kong.By the compatibility analysis, we can predict whether the project can be accept in the local social environment and cultural conditions; investigate the relation between the project and its local social environment; forecast the attitude and participation degree to the project construction and management of different stakeholders who are directly relevant in this project, and choose participation mode that can make the project successful, put forward prevention measures on factors may impede the project’s existence; analyze and predict the attitude to the project construction and operation management of all kinds of organizations, that are related to the project, and predict how much they will support and cooperate; analyze and forecast whether local technology, culture conditions can meet the needs of project construction and use. through the compatibility analysis, finally we can make evaluation to social adaptability and acceptability of the project.By using the research results for the project, I hope that local living level and quality can be improved among low-income and housing-difficult family in Guangzhou, the real estate market can be more stable and more health, the social security system can be more perfect, have positive effect on the development of economy, the construction of a harmonious society and the living-suitable construction of Guangzhou city. |
