With the popular development of computer technology and information technology,The work’s way of property management company has been changed. PropertyManagement System (short for PMS) has become the power of property company. PMScan greatly enhance the working efficiency and reduce operating costs.This thesis focuses on the design and realization of PMS which base on.NET. Thissystem design is different from other’s PMS. It can not only meet the internalrequirements also established communication channels of the owners, striving for theenterprise to win the strength, at the same time with the customers. UML was chosen asthe leading technology, functional requirements and functional flow with use casediagram, activity diagram, sequence diagram and class diagram to describe the system,and lay a solid foundation for the realization of the system, using the ASP.NET, C#,Html and Java Script and other language to develop a more convenient, efficient andhumanized system.The main research work includes the research of the theory and technology withthe HuaCheng property for samples. Firstly, A needing analysis to confirm the mainusers of the system, including owners, staff and administrators to clarify the needs ofusers, which is a basis for making a Case Diagram. Secondly, the system is designed todetermine it is based on B/S structure of the operation, the system is divided intosystems management, household management, staff management, parking management,maintenance management, charge management, complaint management, informationmanagement and announcements Management a total of nine management modules,and making a detail description of each functional module activity diagrams, sequencediagrams and class diagrams. And then design database, using the E-R diagram analysisof each module block storage data to establish a relationship of tables. Finally, thesystem was realized by Visual Studio2008and SQL Server2005.Base on.NET PMS can apply for business that the net owners remain within doors.staff can do the business thought the network, which effectively improve the HuaChengproperty working efficiency, service level and enhance the strength of enterprises.
