China tower group property management adopts the traditional mode of management,and the staff often repeat the work.Their task burden is heavy,and the management mode is inefficient.In the property management process it prones to errors.The group is unable to timely manage contracts which are about to expire and the property management fees to be paid,etc.,this has led to a very tense relationship with the owners.In terms of property management,the group lacks a set of management tools capable of automatic settlement,automatic statistical analysis and automatic monitoring and warning.It is unable to carry out effective reminder and control analysis of property management related businesses,understand and analyze property management costs,and control property costs in real time.These are the property management problems faced by China tower group.Based on the problems in China tower group property management,China tower group proposes to build a property management system,it defines the system's functional structure,it completes the analysis of the approval to-do list,basic information,rent management,electricity charge management,bill management,electricity charge allocation,early warning and alarm,statistics report and other functions through UML use case diagram,and defines the non-functional requirements of the system.Afterwards,it completes the system design process,mainly completes the system overall structure design,the network deployment structure design,the database design,the system each function detailed design,the system security design and the system interface design work.In the implementation phase,China tower group property management system is developed and implemented by using Java language and MySQL database.After that,the system is tested,and the test results are analyzed to ensure that the system passes the test.With the implements of the system,it lightens the workload of property management personnel,improves the property management's efficiency of and standardizes the process of property cost management.The system has realized the clear management of the group's property cost,and the automatic settlement and reimbursement of rent,electricity and other payment expenses,which makes the property management of electricity,rent and other costs more clear.Through the system,it can timely remind to pay the fees to be paid,effectively control the property cost,timely deal with the pending property matters,and timely pay the property costs.Through this system,it can better manage and maintain the property owners,promote the benign development of the relationship with the owners,and achieve the fine management and control of China tower group property cost.
