As the urbanization speeds up andthe real estate industry develops rapidly, the realestate companies reform the traditional approaches of sales and adopt modernmanagement means so as tomeet the customers’ demands in the internet age. The newinformation management system applied by the companies not only provide potentialpurchasers with detailed properties information, but also provide the enterprisemanagers with specific information of social demand and customers so as to sell theproperties faster. In terms of fully using the management system of real estate salesinformation, on the internet, the enterprise’s decision-makers can not only implementdata analysis and statistics, but also communicate with their customers online, throughwhich the informatization management level of the real estate information can beeffectively improved and the enterprise can obtain accurate and detailed information fordecision making.This paper first describes the management system of sales information and relatedconcepts of the information management systemas well its meaning in the text, andfurther introduces thedevelopment methods and implementation techniquesofthemanagementsystem of real estate sales information. Secondly, it analyzes the coretechnologiesof the system development, which mainly include B/S system model andthe three-tier technology and database technology, etc.; what’s more, the ASP.NET isconsidered as the system’s design environment.Thirdly, by dividing the system into fourfunctional modules: company’s basic information, sales information, real estateinformation, system settings and others, theUML modeling and database are used todesign the system. Subsequently, the paper describes the design and realization of theentire system. In order to improve the access speed and query efficiency for theinformation, the storage process and view with reasonable databaseis designed, and thefour modules in the demand information analysis are designed and realized. Finally,pilotrun can be conducted for the configuration system’s IIS site and the entire system tofully verify the validity of each module.In this study, in the aspect of functions, the said system integrates the CRMsystem’s features and the management system of real estatemarketing, with a clearinterface that is easy to operate, powerful functions, fast running, easy maintenance and other features. Through this, not only the customers’ information can centrally managed,the cross-regional centralized real-time management can be achieved and the enterpriseresources can be better controlled, but also it makes it possible to personalize marketing,to timely understand the customer needs and to dramatically increase thecustomers’satisfaction.
