Research On Investment Control Of Developer’s Residential Project At Planning Stage

Program Planning, which is the most important section in the Housing Developers Project’s investment control, plays a key role throughout all the process. If there is no strict investment control in this section, it will cause a passive controlling situation impacting the design of later stage or construction section. Moreover, It will cause an irretrievable investment failure just as "all-around bankrupt with one careless move". Consequently, investment control in the Planning Section should be taken into account seriously.The thesis analyzed Investment Control under Housing Developer’s view, by means of collecting amount of investment control information, meanwhile surveying the key link of investment works and analyzing the main influence factors of investment works in the planning stage, we found developers’ some operating problems of the investment control at this section. For example, Market survey depth is not inadequate; the overall planning function and technology protocols is not enough; Preparing of the investment estimation is inaccuracy; Lack of alternative solutions that may cause big project risk; Investment control’s methods is not enough scientific and rigorous. The author tries to solve this problem by means of principles of Cybernetics, Value Engineering and Techno-economic appraisal, using the qualitative and quantitative Methods to analyzed the problem and providing corresponding countermeasures. And consequently the author has established a methodology of investment control in the whole planning section.At Last, through a case analysis of one project’s investment control during planning section, the thesis has further analyzed and verified the author’s methodology of investment control. It would provide theoretical basis and concrete implementation for the Housing Developers to gain more advantages.
