The landless rural settlements are a kind of special settlements in many cities in China. From a case study of a village, this paper inspect the urbanization of social, economical and physical form of the landless rural settlements based on the whole life circle, including its past, nowadays and tomorrow, and proposed renewal strategies. In the research process, by means of questionnaire survey, depth interview, participant observation, this paper mastered the first hand information, and had a deep understanding of the case village.At first, this paper investigates the characters of landless rural settlements in its rural time, including economical, social, managerial and physical environmental characters, and draws a conclusion that these elements make the settlements integrate into cities hardly, which will play an important role in the future development of the settlements. Secondly, the change process in the urbanization of the settlements is focused on analysis, including external environmental change and population, employment, physical environment, economic, concept change, and discussed how all the benefit bodies to participate the process. According to the analysis, the change of external environment is the root cause; the nature of the change is urbanization in employment, physical environment, concept of villagers; but the game of the benefit bodies affect the change of settlements directly. Thirdly, several key topics in the future development of the landless rural settlements are summarized from inheritance and improvement two aspects. Finally, on the base of current landless rural settlements developmental experience, this paper proposed the dynamic renewal mode in the view of lifecycle control, which making good use of the endogenous forces, and proposed some relevant strategies.
