Urban land price can reflect the supply and demand status of the land market sensitively, is one of the important criterion whether the development of urban land market is benign. Land institutions of China belong to the socialist public ownership, the government acts as the role of the only providers in the urban land market. Therefore, the government can take advantage of the land price as a lever in the regulation of the allocation of land resources, land assets management and land market operation. It puts forward higher requirements on land price policy formulation.This paper establishes the Beijing urban land price model with geo‐statistical analysis method and GIS spatial analysis method: from the point of space and location to study the land price changes in the law and its formation mechanism in urban development with the comparative analysis on different types of urban land, space of the distribution characteristics, location factors and its influence mechanism on urban land price, which is an effective complement to our land price theory; find out the influencing factors and mechanism affecting the distribution of land price space structure in order to put forward to effective policy that land price leverage can promote the healthy development of the land market, achieve the purpose of optimization of land use structure, play a guiding role of city development in practice.
