Not only rare source is land, but also important national asset. How real estate properties are valued properly that has relation to the interest of the nation and the people. At present, the land-use system is being reforming in China, so it is urgent to manage land resource. That is to say, it needs to evaluate the price of land, and to manage the urban land based on price mechanism. When the price of land shows the rarity of land properly, the price of land could regulate the use of the urban land automatically according to urban land competitive bidding rental theorem. The enterprises with strong profitability in commerce and service can be located at the center of the city, while others with weak capacity to pay will be located at the edge regions of the city. Therefore, the proper land order of the city could be formed. However, when the price of land doesn't show the rarity of land or shows it improperly, it couldn't play a role as a natural programmer of thecity and regulate the land framework automatically.The paper points out the spatial distribution discipline of land price and thedistribution of exceptional land price in Wuhan based on the research on the factors which effect the distribution of urban land price. So we can make use of it to manage the urban land price and it also brings out proof for the urban land market to develop well.Firstly, the paper analyzes the correlative factors which effect the spatial distribution of land price in Wuhan such as economics, policy, traffic, public service, the distribution of population, terrain, the character of hydrology, the level of urbanization and so on based on the situation of land market in Wuhan. Secondly, the paper also analyzes the spatial distribution discipline of the price of commerce land, residence land and industry land based on the case of land price of Wuhan in 2003 and 2004. It analyzes the fluctuation range of land price in Wuhan through the way research on foam of land price and the cause of exceptional land price. Filially, it gives some suggestion on how to bring to the land price to a reasonable level through the existed problems in the land market of Wuhan.The paper analyzes the spatial distribution discipline of urban land price and discusses the phenomena of the distribution of exceptional land price through the qualitative and quantitative way, which is significative to the management of the urban land price.
