Since the end of2003, the domestic real estate market effective demand has being greatly inhibited under the face of increasingly severe economic situation. In addition, as the China’s rapid rise of prices in property, the state gradually introduced real estate policies and financial policies to adjust housing structure, control the investment of demand and stable housing prices, making the market strong wait-and-see atmosphere. The prices of property market dropped little, residents held money to purchase phenomenon was outstanding, and this seriously affects the real estate real estate sales.In the face of challenge, Kunming M real estate company grasp the nettle, she seriously study the national macroeconomic regulation and control policy and the difficulties faced by the current, the regional economic development level has being estimated reasonably, she quickly change her development concept, project positioning and single marketing strategy, innovation of marketing mode. Therefore, the building marketing has made good performance.The development of new building marketing of Kunming M Real Estate Company is as the research object in this paper. From the project of market environment, product positioning, pricing, sales strategy formulation and the features of customer requirements, the competition characteristics and late customer service and other aspects have researched. The paper also summarizes the experiences and lessons of Kunming M real estate company in the new building development and sales, and then according to the process of the conclusion of the proposed new real estate marketing, this paper point out countermeasures and Suggestions, in order to provide some reference for real estate enterprises in the subsequent development and marketing.
