How cities form and develop has been a reflection of human civilization. The process of urbanization has started when the first city appeared. The inexorable law of urban development goes from medieval-small-city civilization to industrial-big-city civilization, and finally to small-town civilization, which is the advanced stage of human civilization development. In the20th century, however, urban development patterns showed a worrying acceleration of growth in geographical expansion, which indicated an accelerating development of urbanization. This happens a lot especially in developing countries. In order to ensure rapid economic development, government needs to introduce investment by expanding the size of city, and this leads to the sprawl of urban construction. Currently speaking, there remains stable border for most urban central zone. For urban fringe zone, on the other hand, there are still many kinds of economic and social contradictions concentrated. This not only comes from its crossover among different districts or the unique population, economic and social structure in urban fringe, but also because of the inappropriate land use in this particular zone. As one of the mega-cities in China, Changchun has a fast speed of urban expansion. Research on land use of urban fringe in Changchun City could provide reference for other Chinese big cities. Thus this paper may bring practical significance to governments and scholars.In this paper, the author researches on land use of urban fringe. By referring to literatures both from domestic and abroad, she takes Changchun City as an example, and gives a discussion of its urban fringe land use, with its change and development.The first chapter introduces the practical significance of study on urban fringe in the context of global urbanization and China’s rapid urbanization. Besides, it gives the method of this research. A throughout review of literatures from domestic and abroad on urban fringe land use with land property rights system provides the basis for this article.The second chapter brings the theoretical study of urban fringe land use, summarized by several famous social scientists. It also introduces the basic theories like differential land rent, regional development imbalance, and land property rights system.The third chapter analyzes the driving factors of urban fringe land use with its change. The study starts respectively from population growth, economic development and policy driven influence. Then, it compares urban fringe land use of domestic cities and those from abroad, which is combined with the theory of land property rights system.The fourth chapter is an empirical research. According to economic subordination degree and experience, the writer determines the region range of this study. After that, the author gives timing analysis of Changchun’s urban fringe land use with its change. That is based on land use related mathematical model.The fifth chapter is about specific research and countermeasures. By analyzing the reasonable degree of land use situation in Changchun City, the article reveals problems of Changchun’s urban fringe land use. The author then gives a reasonable solution for the actual situation.The sixth chapter summarizes the conclusions of this paper.
