With the rapid development of modern information technology, computer,network, electronic and other technology, people are increasingly aware of thesuperiority and convenience of modern technology, all walks of life rushed to improvethe degree of their information technology. Driven by the context and environment,more and more management systems appear in people’s vision. Relatively maturesystem include common office automation management system which is essential inthe enterprise, information management system for teachers and students in thecampus, online exam management system of the education sector, supermarketmanagement system for a variety of small, medium and large supermarket and so on.These systems really have brought a lot of convenience for work and life of people,which can improve the efficiency, alleviate a lot of pressure for the staff, make thethousands of intricate information and data rule-based and make the work easier.These means of information and technology provide more convenient and efficientservice for the management of various sectors and areas, and greatly improve thepeople’s lives and the level of quality of work.With the increasing number of domestic urban residential areas, propertymanagement issues have become one of the main problems of the current citymanagement. There are a variety of problems in the management and coordination ofmany communities, such as: the issues or complaints raised by some owners are notpromptly resolved, the notice for owners arrears information sometimes is not in place.In recent years, the conflicts between the owners and property continue to emerge,when some problems appear, the shirking of responsibility is caused by imperfect management. In order to improve the level of residential property management,constantly improve the efficiency of the management of all aspects of work within thedistrict and reduce the conflict between the owners effectively and reasonably, mostparts of the country also speed up the pace of construction of residential propertymanagement. Various community property management systems continue to emerge,which can improve the efficiency of property management work and greatly reducethe number of conflicts between the owners. However, most systems are only relatedto some of the common features of the property management and lack of personalizedcontent.Jiayuan residential quarter intends to develop a set of the residential propertymanagement system, I have been fortunate to participate accordingly propertymanagement system design and development work of Jiayuan residential quarter. Firstof all, before the design and development of Jiayuan residential quarter propertymanagement system, not only understanding and analyzing the information of thedistrict within the overall layout, facilities project, the owners basic situation, but alsobe familiar with the work content of staff, by understanding we know constructionarea of Jiayuan residential quarter is240,000square meters, has1390families, existshigh-rise elevator, low-rise, unit floor and penthouse floor. According to the needs ofthe residential property management system analysis, system needs to complete thefollowing tasks: equipment maintenance issues, the pay and arrears problems ofproperty owners, parking problems, the district of news system and the managementand publishing of the announcement, as well as a variety of needs of theannouncement and the coordination of complaints information.After a comprehensive understanding and analysis of Jiayuan residential quarter,we decided to design and build a more suitable system for the community, whichrefers to specific technology and work as follows:The structures of Jiayuan residential quarter property management system runson the Windows XP operating system, uses Microsoft Visual Studio2008as a majordevelopment support tools, selects ASP.NET as the core technology, uses C# object-oriented programming development language as development language, SQLServer2005as the back-end database support, and uses currently more popular B/Smode and three-tier technology to achieve. Other auxiliary tools and techniquesinclude photoshop image processing software for page design, drawing work and cutfigure, dreamweaver website design and development tools for the rationaldistribution of the entire web page, CSS technology used for landscaping and unifiedcontrol of the overall style.In this paper, according to the characteristics of the district, we build a tailoredproperty management system. The system is based on.NET technology, under theguidance of the theory of software engineering, conducted a detailed needs analysis,and the overall design and database design. Then we enter the detailed design stage, inthe stage of the process, in addition to the design and production for page overalleffect, mainly in the Visual Studio2008development platform, use ASP.NET andADO.NET data inventory technique, carry on detailed design and programming ofvarious functional modules in the system. The system contains the main functionmodules: login module to be able to provide users with access to the system; themodule to be able to easily update and maintain a variety of news or announcementoperation, and providing the owners with online news management functions; themodule supporting for accordingly owner arrears information management operations;housing information management module for the appropriate management of allhouseholds; equipment information management module for repair equipmentinformation management; information management modules for complaintinformation management and sending to all owners the results of the complaints; staffon duty management module for duty information management and allocation.The whole test results show that the system based on.NET technology canachieve the basic functions which can satisfy the needs of Jiayuan residential quarter,also provide a good management platform. Through this platform, the property can bea timely and effective manner to solve equipment maintenance, owners complaintsand owners arrears, and improve the efficiency of the work of the staff, and the quality of service, effectively reduce the number of unpleasant between the ownersand property, make the relationship between the owners and property more and moreharmonious.
