Investigation The Construction And Development Of Areas Surrounding The Center Lake Of Plain City-

Areas surrounding the center lake are the highlights of plain cities, but also the key points of urban development problems. In recent years, with the rapid development of social economy and continuous acceleration of urbanization progress, real estate development of the areas surrounding city center lakes has become more and more fervent, price of land gradually increases and lakeside space in an out-of-control state. With the increasing size of the city, the outward expansion of space is increasingly narrow; the waterfront land gradually disappears under this squeezing pressure, the open space facing the water is getting smaller and smaller. The traditional urban planning pays more attention to the build of all kinds of buildings and facilities, no further analysis was performed to investigate the residents’ immediate needs, planning program is also first to arrange buildings, and then decorate the space, causing the irrational distribution of space, unscientific planning and other many disadvantages in areas surrounding the center lake of plain cities.Based on the existing research results at home and abroad, the author proceeded indeed investigation and survey of areas surrounding the center lake of Dezhou from three aspects as follows:land use, space and traffic. Combined with theory analysis, this paper proposed the following three main problems:for land use, simplistic constitute, closed land layout, high degree and equalization of development intensity; for space, descended open, low accessibility, insufficient beauty, lack characteristics; for traffic, unreasonable proportion of traffic gradation, imperfect pedestrian system,"islet" of traffic, huge pressure on parking. In view of the above problems, this paper discusses the causes of formation from the land use, space and traffic respectively, and then puts forward the corresponding measures to improve. The source of problems of land use is unilaterally pursuing the economic benefit, copy the "compact city" theory, neglected to study the best value of development intensity, on contrary, it should increase the diversity of land use, increase the open extent of land arrangement, plot ratio reward, transfer of development rights, multidimensional determine the residential volume rate; The source of problems of space is abuse of public landscape resources, ignoring the locality and historicity, lack of control system for space landscape planning, on contrary, it should improve the skyline organization, connect the space between surrounding and core areas of the lake, outstanding the space characteristics; The source of problems of traffic is employed the form of "wide roads and closed big neighborhood", ignoring the pedestrian system, lack of planning management for parking facilities, on contrary, it should adjust the road gradation proportion, perfect the pedestrian system, change the "islet" mode, rational planning the parking facilities.
