| NCIC is a 5.3 square kilometers new composite industrial city, located at Jintang Chengdu. It is a significant urbanization project in Jintang. In this essay via micro and macro environment analyzing, and rely on positioning and planning theory, NCIC project orientation has been researched specifically. Throughout the research project orientation has been identified, project conceptual planning has been set up, and fulfilled the requirement of assisting regularity detailed plan creation.The essay includes six main parts:introduction, background research and statement of basic theory and related regulations, environment analysis of NCIC project, NCIC project orientation, NCIC project conceptual planning and research conclusion.In the first part of this essay, the Jintang government’s requirements of secondary industry have been introduced. After that, a briefly introduction of Chengjin composite industrial city (NCIC) has been detrude. Furthermore, local government and consumer’s appeals have been described.Background research introduced Jintang’s general situation, local government’s requirement for NCIC project, local market’s requirement for NCIC project, necessity of NCIC project, and investment subjects, which includes regional and site analysis of project, city planning and orientation in the Jintang area of "Macrocosm Chengdu", industry placement of project location, forming a supplement and commercial to the surroundings, and the necessity of project development which under the urbanization and world garden city construction, etc. Meanwhile, this part includes statement of basic theory and related regulations briefly introduction. They are theory of Comparative Advantage, positioning theory, Industrial Ecology theory, and 4R’s selling theory. At every last in this part, regulations that would exert influence on this projects has been filter out.With the purpose of clarify project orientation, the environment analysis of NCIC project examined the mainly elements that can influence the NCIC project. It contains, strategic planning of Chengdu (Three centers and four junctions strategy, modern garden city strategy), the economy, social, nature, and investment environment analysis of Jintang.NCIC project orientation is one of the most important part in this essay, it examined NCIC orientation completely (contains:city orientation- Chengdu emerged economy circle, Jintang economy and entertainment center; function orientation- composite industry; market orientation-upstream and downstream of each industry; product orientation-high ended and mid-range market; investment purpose orientation-over 150 million Yuan per 0.0667 hectares) at strategic level, in order to direct the conceptual planning at next part.Another important part is conceptual planning research. In this part, it begin with examined the purpose of clarifying the conceptual planning. Then, based on scientific city planning and design theories, it set up threads and clarify basis for conceptual planning. After that, it recommended the draft of conceptual planning and explained details of the draft. Such as planning position, strategic plan, and planning structure. Planning position:NCIC will turn out to be new an industry base and market, comprehensive service zone in north Chengdu. Strategic plan: NCIC will integrate into Chengdu core economic zone. Planning structure: structure of NCIC has been designed as industry zone and living facility zone. Industry zone contains headquarter base, market and logistic college. Living facility zone contains real estate, hotels, hospitality, and super market. Last, the key steps of project construction process have been designed.Last part is conclusion; it summarized significance of NCIC project to Jintang, relations of each part in the essay, related outcomes that has been established, and functions which can be adopted in similar urban development process. |
