In recent years, real estate industry in our country has been grown rapidly and gradually turns into the support industry of the national economy. Since 2003, for the purpose of regularizing the real estate market and leading the real estate industry to a brand, scale, rational new era, our country issued a series of macroscopical policy. As the market mechanism increasingly become healthiness, consumers increasingly grown up and the market competition increasingly turned to furious, that put forwards higher demand for land agent. The land agent's synthesis strength and scale are prime two conditions of participating effective market competition, while effective project preceding plan is essential condition for land agent winning the market. Nowadays, our country's preceding plan development still stay in a partial, scattered, non-system state because that most land agent think little of preceding plan. But the preceding plan's significance is emerging along with furious competition and the need of the market's demand. Therefore, to do research on a set of systemic, scientific and operable of preceding plan interrelated instructional theory and method to instruct preceding plan is of quite practical value. The thesis is rightly on this background, from the land agent's point of view, taking the object as residential district, aiming at market analysis and orientation, product orientation, price orientation, preceding spread the four key content and their mutual relation to do a lot of in-depth discussion and research by applying systems engineering principle. Thereinto, the 4P-4C Theory, Value-Engineering and the Game Theory has been applied and help to set up mathematics model toward the real estate's market orientation, residential district's function evaluation and the housing's price orientation. That not only supplys us with the theoretics basis to resolve some problem in preceding plan, but also lays a foundation of preceding plan correlative system.
