| With the formation and continuous development of real estate market, real estate appraisal in China arises and matures gradually in the context of reform and opening up to the world. In recent years, there has been a significant improvement in real estate market, more types in real estate appraisal business, increase in appraisal caseload and wider scope covered by appraisal subjects, therefore, appraisal of real estate becomes more and more difficult and complicated. However, the technology research of appraisal methods still at a low level and falls behind the development requirements of real estate appraisal industry dramatically. As a result, the thing that challenges real estate appraisal industry most is technology research in appraisal methods. How to improve work efficiency and quality has been the prior task for technology research in appraisal methods.A mass of data of real estate appraisal cover communities, properties, public transport systems, schools, hospitals, restaurants, shopping centers, roads, banks and city planning which are all closely related to geographical position. The application of GIS (Geographical Information System) technology has provided us with a new way to solve the problem, namely, based on the computer, network technology and database technology and initiated from the characteristics of real estate appraisal procedure, thorough research has been conducted on the construction of real estate appraisal information system supported by GIS, a new thought for establishing the information system of real estate appraisal based on GIS technology has thus been put forward.The thesis, consisting of five parts, aims to discuss on how to establish the information system of real estate appraisal. In the first part, it makes a definition on information technology and informationization, then analyzes the influence which informationization exerts on the human economic society and the absolute important role which the real estate appraisal plays in the modern economic social life. In the second part, it makes a comparison between foreign and Chinese real estate appraisal methods to find out their differences which are the targets and key points for research. In the third part, it conducts a feasibility analysis and requirement analysis on the information system, besides the way for integrating GIS and appraisal models. In the fourth part, it conducts a general analysis on the information system, besides the fundamental structure of appraisal information system, and appraisal functions. In the fourth part, it puts forward design target and plan by analyzing the appraisal information system, and the requirements for system's design, input and output, software and hardware configuration, and interface as well. Meanwhile, it makes an explanation on the implementation methods and procedure of the system development. In the last part, it conducts a particular analysis and design on the information system with the guide of RUP, besides Object Oriented Analysis and design, and then realize using C# in the environment of Microsoft Visual Studio 2005... |
