Currently the domestic Individual Hotels' competitiveness is weak as it generally has small scale and low brand recognition. The lack of management expertise, lack of effective management skills and methods often result in the less competitive power. Hotel commissioned management as one of the major ways to integrate and cultivate Individual Hotels for resources can help Individual Hotel enhance competitiveness. But in reality operation, owners and the management company often have acute disputes.Early termination often occurs in the management contracts. Hotel commissioned management is more and more concerned by the hotel owners and the management companies.This thesis is to study the individual hotels which have implemented or are implementing hotel management contracts, make deep analysis of the problems during the process of hotel commissioned management. And what the thesis focuses is to research the factors that influence the success of hotel commissioned management. According to these, we hope the thesis can provide some ideas and strategies for the individual hotels. Firstly, review the Principal-agent Theory, the Resource-based Theory, the Resource-dependency Theory, hotel management contracts theory and other relevant literature. Secondly, based on the analysis of literature, intensive interviews and hotel cases study, the article makes a conceptual definition for the success of hotel commissioned management, and then brings forth an influencing factors frame of Hotel commissioned management which is then verified by statistical tools of factor analysis, variance analysis, correlation analysis, and regression analysis. Based on the result, the article gets 5 key components and 28 bottom factors. The 5 key influencing factors are: the fully prepared hotel owners, good conditions of the hotels, fully justified contract, accurate selection of the management company and the effective implementation of the management contract.On the basis of the above empirical research, five suggestions are proposed for the individual hotels which are preparing to choose the hotel commissioned management: fully preparation for the hotel management contracts; attention to the hotel infrastructure construction; choosing a suitable hotel management company; a comprehensive and rational management contract; establish an effective incentive and supervision mechanism.
