With the urbanization development, urban population increase and the rapid growth of national economy in China, China's real estate industry is vigorous development. Real estate investment project of high yield has made it gradually become an important investment tools.However, as China's real estate prices the unprecedented expansion and some city house prices irrational brought many social problems. The government has carried out macro-control on real estate market. Especially in 2010, with the "New Country 10" and"Country 5"introduced, Macro-control has more and more influence to the real estate market. Real estate as a high risk and high benefits investment,real estate industry still has many imperfections , especially in investment analysis of the feasibility study still lag behind. At present, many problems exist in China's real estate market, such as Regional real estate investment "overheating", unoccupied houses rising, unfinished projects and so on ,which are because real estate development enterprises in the investment decision-making before hasn't paid attention to the feasibility study.Real estate project feasibility study is very important in the real estate development's decision-making analytical process, which also is the important basis of the real estate development project investment decision, bank loan applications, and contract negotiations. Through comprehensive analysis, argumentation and evaluation of project, to ensure that it is technically feasible, economically rational, risks controllable. The feasibility study in real estate development can reduce investment decisions blindness, improve economic efficiency of enterprises and promote the rational use of urban land. The real estate markets can healthy development and continuous improvement.The thesis bases on the commercial housing demand in China's small and medium-sized town, and combining the current state Government's strict macroeconomic control in the real estate market. Shicheng MZ real estate project is as a case, and three parts (9 chapters) is discussed in the thesis. The first part (1-2chapters) is the introduction of this paper and the concepts and related theory in real estate development project feasibility study. The second part (3-7 chapters) study the Shicheng MZ estate project, analyzes our country, Ganzhou city and Shicheng the real estate market development, and the project area detailed market investigation and analysis. The economic impact, energy-saving schemes, environmental and ecological influence, social influence and risk analyses of MZ project are detailed researched. The third part (chapter 8) comprehensively analyzes and assesses the feasibility of MZ project by use FAHP, and the end is the conclusion of the paper.This thesis has important practical significance in guiding MZ project development, and has certain reference significance for other real estate projects.
