With the development of the city, the lack of land has become a major bottleneck. As a new form, the usage of the urban underground space has effectively solved the problem of land scarcity. Developing the urban underground space can not only increase the amount of urban land, improve urban transport, but also change the urban environment as well as enhance the city commercial activity. Because of these above advantages, a lot of countries now have begun to take the underground space development as a new direction of urban development.As a new type of investment and usage of land, we should compare the advantages and disadvantages bought by the urban underground space development. After the comparison we can come to the conclusion:the disadvantages of developing the underground space can be reduced as the technology develops as well as a fully prepared plan is made. After this comparison, we can say that the urban underground space development can be seen as an effective way for the modern urban development. Then we analyzed the status of urban underground space development both at home and abroad, finding out the successful experiences of foreign countries which we can learn from for the future development.In order to develop the underground space trading market into a much better and healthier one. it is necessary to bring the market mechanism into it. So it's important to know the price of underground space and the way it will be traded. We have introduced several pricing models in this paper. And after the introduction of the Alonso Land Pricing Model, this paper developed a new pricing model of urban underground space. According to this model, the price of urban underground space can be calculated. Then it's time to find out the trading way. Four existed trading ways were compared in this paper. The agreed form should not be considered because it is not fair enough. And the listing form is comparatively much better. But it is still not good enough. We can add the combined evaluation and assess system to the listing form with a much better chose of the qualified competitors to become a new trading way. This new one is more reasonable for the urban underground space trading. Finally, some policy recommendations were made according to the current situation in our country, hoping to improve the development and treatment of underground space.
