Youth Residential Design Study

Youth residence refers to those residential products which meet the housing needs of the area and the development of compact, multifunction. It should not only meet the basic housing needs, but also the need to provide young people a sense of place, with facilities for youth activities and youth habitat cultural atmosphere. Young people are the potential consumer groups in large-scale. In real estate market, but economic capacity was not sufficient for them to purchase the current commercial housing. Although the small set of house is with the nature of the transition and will not become the mainstream for sure. However, it is still a beneficial complementary for China's housing industry.Youth today is the pursuing "diversity of living model", with increasing demand for housing. And as the new born thing, the small set of house favored the majority of youth with its own unique characteristics in the past two years and became the best-selling in real estate market, but there is some confusion in the market and their own shortcomings themselves.At the beginning of the article, the author analyzes the changes of family structure and family size, the residents' consumption patterns and lifestyle, the evolution of housing needs and so on. Then the author gives a general idea about why the small set of house is becoming the best-selling product in real estate market. Next analysis is about the urban youth in the field of their state of residence and housing needs, and the urgency to build a residence for the youth. Through theoretical analysis and practical research, the article classifies young customers purchasing houses into three groups: for study & work, for socializing and for recreation. To explore reasons of the difficulties of youth housing, the article analyzes many factors, such as market development, the status quo of design, the advantages and disadvantages, and future development of the small set of housing, as well as gives a reference for the future research work related. And the author gives examples of the transformation and new possibilities and implications of such renovation and new buildings. Finally, combined with the psychological characteristics of young people, their behavior, their living model, the author put forward that in the design of youth residence; people should focus on the adaptability of the design based on the youth characteristics, and summarizes the design principles and problem that should be resolved. Based on the analysis, the essay carries out the trend of the small set of housing in future.
