In the theoretical part of this paper, use the property rights theory, theory of property rights economy, Marxism theories of land rent, land revenue and the scale of operation theory, theory of land-intensive use, to research the transferring price of agricultrual land contractual management right systematicly.Analized the property rights of contractual right, form of transferring market, operating main body of the transferring and also the relationship between them. Made definition and classification of transferring price of agricultrual land contractual management right in terms of the property rights theory and property right economy.Built a method of transferring price evaluation according to the《Agricultral Land Price Evaluation Criterion》,and discussed the effect of the operating program after transferring to the price, and then modified the transferring price according to the effection.In the case studies, this paper's research is based on the Tianjin's transferring price of agricultrual land contractual management rights.Collected the data of the transferring price in Tianjin, classified the prices according to different transferring form, land use type and the operating program after transferring.Through out the comparation and ration study, found out the regulation of the transferring price.After that, used the agricultural land classification and evaluation of Tianjin as foundational data, research the relationship between the annual net revenue and rent of the agricultural land which explore the establishment of a reasonable, effective and operational transferring price system.Finally evaluated the subcontract price, lease price and investment price, and made price amendment toward the transfer land which have changed land use type or operating program.In the amendment progcess, provided a new way to distribute the differential rentⅡ—by the proportion of allocated capital. Capitalized agricultural land as land price(the right to use), can got the capital proportion of the agricultural land price to the investment value,this is the basis of revenue distribution that after transfer.All of the study above in considered to be widely carried out for the current practice of transferring price of agricultrual land contractual management right,and made a foundation for the a more standardized maket of agricultrual land contractual management right. |
