Research On Life-cycle Cost Control For Real Estate Projects

Cost management is an important means to control and reduce the cost during the process of pursuing enterprise value and economic benefits maximization.Project cost management is one of the most important economic activities and also the key work of daily running in real estate enterprises.Therefore;project cost management was extremely significance for real estate enterprises.At present,the real state industry has already entered the fine development pattern from the extensive development pattern. Cost management has already become the core business for real estate enterprises no matter considering the industrial profit spatial change or industry fast development.The cost control processes for real estate enterprises were studied in details in this thesis in order to solve the project cost control problems,with the means of combined method of theoretical analysis and case study.The contents,principle and related theories on cost control were introduced in the thesis.The strategy for cost control was proposed.And according to the whole process of real estate project,the cost control for real estate projects was divided into three phases,in which,the pre- implement phase is the key of cost control,the implement phase is of the most difficulty,and the afterimplement phase is for experience.Based upon which,the lifecycle cost control method was proposed systematically.A case of real estate project was studied and cost control in the pre-implement phase was analyzed.Project cost control is the key task for real estate enterprise.The operational lifecycle cost control method proposed in this paper was an important supplement for cost control theories.And also the conclusion is able to be applied into other real estate projects,so that it is significant to real estate enterprise cost control practice.
