In recent years,with the rapid development of China’s real estate industry,its market share in the market economy has gradually increased,and its position is very important.For the performance evaluation of real estate enterprises,most managers take the economic benefits as the top concern,ignoring the customer satisfaction,employee enthusiasm and other factors that affect the long-term development of the enterprise,which eventually makes the performance evaluation system useless and does not play its key role.Therefore,for the real estate industry,the establishment of a set of efficient,reasonable and scientific performance evaluation system is conducive to overcome the weakness and highlight the advantages in the fierce competitive environment,and is also conducive to coping with the rapid economic development,increasing the market share and building the core competitiveness.This paper takes YL real estate company as an example,analyzes the performance evaluation system of the original company,points out its weaknesses and shortcomings,and establishes an effective performance evaluation system based on the balanced scorecard.And take this as an example,hope to provide relevant reference for real estate enterprises to establish performance evaluation system.In this paper,the balanced scorecard,the origin,development,influencing factors of performance evaluation and the theory of performance evaluation system based on the balanced scorecard are studied to point out the innovation and breakthrough of the paper.Secondly,this paper expounds the concept,characteristics and principles of Balanced Scorecard and performance evaluation,so as to provide a theoretical basis for the research.Secondly,it elaborates the vision,mission and concept of YL real estate company,analyzes the current performance evaluation system of YL real estate company,and then analyzes its existing problems,and summarizes the necessity and applicability of introducing Balanced Scorecard into YL real estate company;thirdly,it clarifies the principles of performance evaluation system of YL real estate company based on Balanced Scorecard,Through the analysis of strategic objectives of YL real estate company,it is divided into financial strught dimension strategic objectives,customer dimension strategic objectives,internal operation dimension strategic objectives and learning and growth dimension strategic objectives,Then AHP is used to calculate the weight of indicators,which is divided into target layer,criterion layer and indicator layer.Expert scoring method is used to list judgment matrix,consistency test and weight value.Because there are many indicators involved,all indicators need to be standardized to reduce the impact caused by different indicators and dimensions.The gray correlation analysis method is used to evaluate YL real estate company as a whole.Finally,the paper analyzes the results of performance evaluation,finds out the advantages and disadvantages of the performance evaluation system based on the balanced scorecard,compares with the original performance evaluation system of YL real estate company,determines that the new performance evaluation system is more conducive to the long-term development of the company,and puts forward the measures to implement the new performance evaluation system.
