Our country presently is being in the process of rapid urbanization,which is decided by the economic and social development stage in our country. Along with the rapid development of urbanization,it is inevitable that massive land transference from agriculture use to non-agriculture use,which will cause serious conflict between human and land;At the same time,the rapid urbanization process set a higher request to internal transference within farmland and transference of urban state-owned land.The purpose of this paper is to make some analysis about practice and some discussion in theory about the land transference during the development of urbanization in China, which is helpful to solve the serious conflict between human and land.Firstly this paper introduces the related concept about urbanization and land transference,including the urbanization definition,brief review of the phases of urbanization in China,the main feature of urbanization in China and the main significance of land transference,analyses the relation between urbanization and land transference,which is reliant and helpful to each other.Then the paper studies the basic theory about land transference during the development of urbanization in China.The theoretic and empirical analyses on the transference action are the base for making reasonable transference mechanism,leading the transference development rationally and manifesting the transference function sufficiently.Now,scholars are mainly adopting the theory of institutional economics to study the problem about the land transference.The paper applied institutional economics theory as well as resources economics theory to analysis the problem existing in land transference,and indicates market mechanism is the optimum option for it.On this foundation,this paper Separately studies three kinds of land transference:internal land transference within farmland,land transference from agriculture use to non-agriculture use and transference of urban state-owned land.lt points out problems existing in current land transference, analyses their deep causes,then proposes the reasonable transference method and pattern about three kinds of land transference in the development of urbanization in China.Finally,this paper introduces the reiations among above three kinds of land transference briefly,analyses the interactive relationship of different land transference patterns,which is influenced and stimulative to each other.
