The real estate has been presenting a state of rapid development in the wave of the national and local economic development, particularly in terms of the implementation of the comprehensive exploitation project of the Haihe River and the more investment in the infrastructure. However, the characteristics of high input, long cycle and great income in real estate industry must go with the huge risk. In order to make the investment decision more scientific and win better investment benefit, investment risk analysis and management seem to be very essential.Based on the summarization about the investment risk analysis and managing management theories, and combining with the present development characteristic of real estate in Tianjin city, The real estate investment risk is analyzed firstly in this paper. Then the qualitative and quantitative analysis of the real estate investment risk is done. In order to provide valuable reference to risk control, this paper use fuzzy-AHP (Analytic Hierarchy Process) method to evaluate the investment risk. This paper launches the investment risk factors analysis in real estate from following aspects mainly:1. According to the definition of real estate investment risk and its basic theories, this paper explains the necessity of risk management in the real estate investment.2. The natural environment, social and economy environment, land resource and city's base construction in estate industry of Tianjin is analyzed, based on which the real estate investment risks are identified.3. Then based on the risk factors analysis principle of the real estate investment, this paper analyzes the risk factors of the real estate investment in Tianjin city in detail. The impact of risk factors on real estate investment is also identified.4. The fuzzy-AHP method is introduced to evaluate the risk factors of the real estate investment, and the existing research result is practiced in an example to make the decision of the real estate investment more scientific.
