With the development of our national economy and the improvement of national income, the rate of real estate value in our country's GDP is rapidly increasing. Real estate industry expands quickly. until 2010, the number of real estate enterprise listed in Shanghai stock exchange and Shenzhen stock exchange has amounted to nearly 200, which has also attracted many scholars' attention to listed real estate enterprise competitiveness .At present, main documents for real estate enterprises evaluation problem is primarily from two aspects, one is real estate operating performance evaluation; the other is the comprehensive competitiveness of real estate appraisal.However, many studies on applying modern comprehensive evaluation method, centering on the operating performance and enterprise competition ability evaluation of estate company study, in the presence of convergence also having four aspects: the first is the evaluation index system is incomplete, cannot reflect the evaluation purpose. And some indicators for evaluation purpose, don't have a representative. This resulted in the evaluation index selection of different, for the same evaluation objects will draw the different assessment conclusion. The second, in the choice appraisal method, does not consider the defect of the evaluation method. The third is index weight assuring is lack of scientific. The forth is the chosen evaluation sample not representative.In view of the above questions, the article establishes a system which includes eight comprehensive evaluation Index such as scale competition ability, humanistic ability, operation ability, sales ability, solvency, performance, and corporate governance capability, development capability etc., puts forward a method based on rough set theory and information entropy theory of combining the evaluation. Through real estate enterprises in 25 companies listed on the sample data analysis.The result shows that there are five important factors which affect the synthesis competitive capacity of enterprises, namely scale ability, humanistic ability, financing ability, operation ability, corporate governance capability, and etc. among of these, the weight of scale ability and corporate governance ability is relatively large. Therefore,they have a larger contribution to the total score of the synthesis competitive capacity. Finally, it led to total score difference among each sample enterprise for the synthesis competitive capacity which shows the better competitive level.This method one hand play rough set theory to numerous assessment information about simple properties, and unapt causes information redundancy, and the accuracy of the impact of evaluation; On the other hand using entropy theory to secondary weighting can ignore defects brought easily by subjective of currently experts method, and therefore can be guaranteed by weighted fair, objectivity, and finding a kind of way for real estate industry itself within enterprise correctly judging. Finally, according to the empirical study, puts forward four relevant strategies for the real estate enterprises to promote the competitiveness.
