In the total project costs of the real estate development enterprise, 60% is spent on the ordinary building materials, whose quality will directly affect the quality of the project. It is obvious that material purchase management is extremely important in the process of real estate development, which directly influences the quality, cost and schedule goals. How to conduct a nationwide multi-item purchase management and control it has become a management problems for the real estate development enterprises. The main points in the thesis are as follows.Firstly, the thesis outlines the theory related to material purchase in real estate projects and states clearly its scope, characteristics, principles, processes and patterns. The thesis also analyzes some problems existing in the material purchase in real estate projects.Secondly, the thesis constructs the item material purchase organizations from two levels, that is, the centralized purchase model and the decentralized purchase model. It discusses the ways for material purchase in real estate projects, including competitive negotiation, direct commission and fragmentary purchases. The application of invited public bidding to item material purchase is studied. The author also suggests the process of item material purchase in real estate projects and summarizes and improves this program from the perspectives of choosing proper purchasing way, strengthening the internal audit, avoiding the purchasing risks and constructing the management system of the suppliers.Lastly, the thesis analyzes the factors which should be considered when choosing the supplier and constructs the assessment system of supplier. The thesis also studies the regular assessment, dynamic assessment and post-assessment to the supplier. Finally, the thesis carried out the case study taking the project purchase in the F program as an example. |
