Research Of F Real Estate Company Material Supplier Performance Evaluation System

F-company is a real estate company,which locates in huizhou the xunliao bay.Early time,with the advantages of priority access to the region to develop tourism real estate,the company got a rapid development.In recent years,with the real estate market increasingly fierce competition,industry profit decreasing,combined with the project development costs rising,F-company begins to realize the importance of establishing good relationship with suppliers.Evaluating supplier performance is the premise of establishing supplier relationships.At present,the company found that the old supplier performance evaluation system can’t meet the requirements of the management of the company.How to establish an effective supplier performance evaluation system becomes the priority of F-company supplier management work.This article is based on materials supplier performance evaluation system as the research object,combine the characteristics of real estate enterprise performance evaluation of suppliers,and adopt the combination of qualitative and quantitative method to build effective and more scientific supplier performance evaluation system for F-company.First,this paper analyzes the F-company’s existing problems of materials supplier performance evaluation system.Then,combined with the result of literature research and field investigation,the Delphi method is used to preliminarily construct F-company’s material supplier performance evaluation index.In order to ensure the indexs’ stability and effectiveness,the article use the questionnaire survey to collect data,adopt SPSS software to measure the reliability and validity test,and finally get the materials supplier performance evaluation index.Among them,the primary index includes product quality,product price level,product service level,product delivery capacity,financial capacity,technical research and development ability,production capacity,matching degree of cooperation.The former 4 first-level indicators name as cooperation performance evaluation index,after 4 first-level indicators evaluation index name as a strategic cooperation.After establishing the evaluation index,this paper uses expert scoring method and analytic hierarchy process(AHP)to determine the weight of each index.Evaluation system is a typical grey system.Because the evaluation system exists both qualitative evaluation indicators and quantitative evaluation indicators,besides the system exists partial known information and partial unknown information.Therefore,the gray interrelated analytical method was used to construct the materials supplier performance evaluation model in this paper.Finally,the article explains the implementation of the new system.
