In recent years, the rapid economic growth of China and the optimization and upgrading of the industrial structure accelerate the commercial real estate development as well as hospitality industry. The private capital with real estate background has gradually become the main investment subject of high-end hotels, while China has become the core market of global hospitality industry. In that case, real estate developers and investors began to cooperate with the global Hotel Management Groups frequently, and the hotel management contracts generally acceptable to both parties. However, most Chinese real estate developers are unfamiliar with professional hotel operation as well as command little experience of maintaining partnership and handling conflict, which led to failure cases far from rare. These problems not only affect the investment return to the property owners, but also have negative effect on the development of Chinese hospitality industry.This thesis aims at making an analytical research on the relationship between Chinese property owners and global Hotel Management Groups under hotel management contracts. On the basis of studying cooperative relationship between the two parties and analyzing actual cases in point, the author identifies the overlapping and opposite areas of interest in both sides. Moreover, the author carries out an empirical research, acquiring detailed records of interviews with representatives of property owners, Hotel Management Groups and Hotel Management Consultants, and desires to find out the deep-seated reasons that influencing partnership. Therefore, propose key factors impacting partnership and measures which can improve the relationship between property owners and Hotel Management Groups.The main place of innovation of this paper is to design a cultural integration model and an all stakeholders win-win cooperation pattern through the entire process from planning to operation while offering specific proposals and suggestions to relationship between owners and Hotel Management Groups. All in all, the conclusions of this paper have extensive applicability and practical significance. It helps to guide rational investment, also to ensure a sound development in hospitality industry.
