In modern property management,user experience is very important.As China's economy enters a new era,people are paying more attention to user experience and eager to enjoy the spiritual pleasure in property management.However,there is still a large gap between the user experience of property management in China and developed countries.This situation is strongly compared with its rapid expansion.The DM community covers an area of 3.2 square kilometers.It is a medium-to-high-end commercial residential community built by KT Co.,Ltd.in Qingyuan.Its property management company divides the community into a villa area,a river view house area and an ordinary house area according to the characteristics of the house Different,assign different property management teams to manage.In this study,the owner satisfaction survey is carried out for the villa area,river view house area and common house area in the DM community.According to the survey results,the optimization plan is proposed and implemented in a targeted manner.In general,the research process forms the following main points.(1)Based on the actual situation of the DM community,the community owner satisfaction questionnaire was designed and the questionnaire was tested by the Delphi method.Questionnaire surveys were conducted on the villa area,river view house area and ordinary house area in the DM community.The results of the questionnaire survey show that the owners of the villa area are dissatisfied with the property's caring ability,the owners of the Jiangjing villa are dissatisfied with the property's ability to handle complaints,maintenance efficiency and on-site services,and the ordinary villa area is dissatisfied with the attitude of property service,access management and charge management.(2)According to the preliminary results of the questionnaire survey,a more detailed supplementary survey was conducted and it was found that the property management in the villa area,river view house area and ordinary house area in the DM community,such as the lack of care of the management personnel,the long-term service of the door-to-door service,the declaration of maintenance Various problems such as poor channels and inadequate awareness of property safety,and their causes were analyzed.(3)In view of the problems in the found community property management,we have designed corresponding optimization plans for the property management of the villa area,river view house area and ordinary house area.The villa area has two aspects:management system and hardware facilities.Put forward optimization countermeasures;the property management of Jiangjing foreign housing district and common foreign housing district proposes optimal countermeasures from the perspective of service awareness and service system.Part of the optimization strategies proposed can be implemented in practice,and the implementation effects are analyzed.The inspection results show that the property management experience in all three areas has been significantly improved.In general,this article uses scientific and reasonable means to construct questionnaires,conduct surveys,draw questions based on the surveys,propose targeted measures based on the questions,and apply some measures in practice.According to the effect test,the optimization strategy proposed in this paper improves the owner satisfaction of DM community to a certain extent.
