| At present, China's urbanization is in a stage of rapid development, which is the urbanization rate from 30% to 70% of the accelerated development of period. With the cities are under enormous pressure caused by the over-intensive population and economic and social activities. At present the existing "single core" of the spatial structure of city becomes the shackle of urban development, forming the trend of the crowded urban centers, the tense urban land. So many cities in order to meet the rapid urbanization of this change, gradually form a "dual-core", "multi-core" urban structure, that is, taking the existing old town as the city's center and building many new urban areas around it, so it can ease the population pressure of the city center. Therefore, the planning and construction for new city and its future development trend are becoming a hotspot research. Among these, the real estate involved in the new urban industrial development, commercial development, particularly the development of the residential projects which are used as to solve the housing problem of the city's new residents, so it directly impacts on the success of the development and construction of the new urban cities, and it becomes the top priority of the industry in development of the new areas. Which, as a real estate development business, how to seize the favorable opportunities of new urban development, through building residential projects in new areas to get high profits and as the same time solve the problem of the population expansion brought by the urbanization, as to achieve a "win-win" situation between the enterprise and the urban development.Take Harbin as example, it is the large old industrial city in China, due to the building situation of all aspects of the city are backward than other large cities in China, these building sides include:the construction of urban infrastructure, the construction of urban environment, the development of urban residential project, resulting the residential projects in the new areas of Harbin real estate have a different development and building process from other cities. This paper mainly studies from the demand and supply of the development of the residential projects in the new areas of Harbin and researches the characteristics of residential projects. By choosing 20 residential projects of the new areas in Harbin as the study sample and using the theory with practice to summarize and analyze the important impact factors of the comprehensive value of residential projects. And establish the evaluated index system of the comprehensive value of residential projects in new areas of Harbin and on this basis using the SPSS software to calculate and analyze the comprehensive value of the existing residential projects of the new areas in Harbin in order to form the development forecast model of the residential projects in the new areas of Harbin. Finally using the theory of the group linear model and taking several major new areas of Harbin as decision-making unit to evaluate the building situation of the residential projects of the new areas in Harbin, and take this as a reference to provide the future development recommendations of the residential projects of the new areas in Harbin.This paper aims to use the forecast and evaluated models of the comprehensive value of residential projects of new areas in Harbin, wishing to provide effective investment decision-making reference for real estate development companies in Harbin when they plan to build the residential projects in the new areas. |
