A Research On Method And Application Of Residential Real Estate Project Post_evaluation

The post-evaluation of residential real estate project is to make investigations in previous work, project construction, and the management situation after the construction by the related organizations. The judgement can be made to find the disparity between the actual conditions and the planned goal of the project and the reason for deviation. Thus we can summarize the experience of success and failure, then make feasible countermeasure and measure to create the condition by effective information feedback in time, which can help perfect project localization, project implementation and management, project surveillance for the future. By post-evaiuation, we may reduce decision-making blindness of the project, improve the benefit of investment, simultaneously may also give the improvement comment for later period management of the residential real estate project.Based on the residential real estate characteristics and residential real estate content and its current situation of domestic and international study, the thesis dicuss the concept, content and index system of residential real estate project post-evaluation systematically, and take case analysis finally.This article use modern management theory, control and feedback theory, and sustainable development theory. Combining quantitative analysis with qualitative analysis and fundamental research with case analysis are used in analysis study of specific case. Analysis and evaluation objectively from historical and realistic of view, put forward the proposal and set up the index system according to the characteristic of residential real estate on the basis of investigation and generalized analysis. Analytic hierarchy process, fuzzy comprehensive evaluation and grey system theory are used in comprehensive evaluation of residential real estate project. Because of the illegibility and different importance in the same level factors of the comprehensive evaluation, applying these methods on can help the results more impersonal and veracious, which can be more suitable than conventional methods.
