Risk Management Research Of Residential Areas Investment Project

Residential industry is gradually becoming the infrastructure section of national economy and new economic growth point. However, over-development and over-hot of residential areas investment have brought great risk loss for investors. So, how to research the investment risk of residential areas systematically is an important task to ensure residential industrial developing healthily.According to development of the risk management in the domestic and foreign and based on practical characters of the residential area investment project in jinan, the process of projects risk management was discussed—risk identification, risk measurement, risk response planning, risk control, the methods,contents and processes of them were studied comprehensively. In analyzing many kinds of risk elements and reason that appear in the process of the residential area investment project, a scientific risk index system on the residential area investment project is gived. The index weight of assessment is determined by applying analytic hierarchy process method, the fuzzy comprehensive evaluation system for risk of the residential area investment has been established by means of fuzzy mathematics. In the market price risk of the most concerned problems of the residential area developers, firstly a non-linear model of sale price of dwelling can be established by artificial neural networks, and is amended on base of real-estate period theory, finally we can obtain the number of market price risk; meanwhile, the detailed risk response tactics on the residential area investment is founded for risk avoidance or migration.
