The housing market is regarded as an important component of real estate market. The healthy development of housing market relates social harmony and stability. Although the government have adopted a series of policies to adjustment house development and to solve house problem of low-income household, but the housing market still have a series of prominent problems:The problem of lacking efficient demand, the contradiction in supply and demand structure, the lagging of housing system and so on.This paper studies the equilibrium of housing supply and demand on the foundation of housing supply and demand theory. Including the below primary coverage:First, the paper constructs the total quantity equilibrium model of housing supply and demand from the housing completion rate and the housing vacant, then the paper constructs the structure equilibrium model of housing supply and demand from mismatch. The paper takes Wuhan as an example, analyzes the equilibrium of housing supply and demand, and forecasts the future on the supposition. The results indicated that:①Looking from the total quantity of housing supply and demand, the housing supply are surplus from 1999 to 2003. The housing supply have fallen short of demand from 2004 to 2009.②Looking from the supply-demand structure, the supply-demand structure was serious unbalanced between 2005 and 2006, the supply-demand structure was general unbalanced in1999,2001,2002, 2004,2007,2008 and 2009, the supply-demand structure was relatively balanced between 2000 and 2003. The economically affordable housing were undersupply, the ordinary commercial housing were excess supply, and high-grade commercial housing were demand surplus;③The housing demand and supply will keep in equilibrium under reasonable macro-control policies through the forecast of housing demand and supply from 2010 to 2015.The housing demand will return to the rationality at 2011, the supply-demand structure may be balanced at 2013, but this kind of macroeconomic regulation should be adapted to the market supply-demand relation. Finally, The paper comes to the conclusion that the government should eliminate the non-market factors, increase the housing effective supply, adjust land supply structure, enlarge the supply proportion of indemnificatory housing, slow down the improvement demand, suppress the speculative demand to realize housing market equilibrium of demand and supply.
