The Study On Real Estate Project Development Risk Management

Over 10 years high-speed development, the real estate industry has become themain part of Chinese economy. As a high value-added comprehensive industry, thereal estate industry is quite sensitive to the economy development, meanwhile it is ahigh risk and high profit industry with lots of uncertainties, which play a key role inthe real estate development. Therefore, for avoiding the risks when develop realestates, it is essential to foresee the risks scientifically before investment, analyze theinfluence factors, and determine the risk trends. By this way, the real estate enterprisescan take effective measures in advance to control the risks to a minimum range andincrease the investment yield.On the basis of analyzing the general theories of risks management, the thesisstudies the issues related to the risks management of real estate projects, systemicallyidentifies the risk factors occurred at four stages (investment decision, investmentpreparation, construction, and sales) when implement real estate projects, andevaluates the risks by combining the methods of quantitative and qualitative analysis.By the way of AHP, the thesis also analyzes the risk factors and draws a usefulconclusion from a real estate company. Further more, the thesis introduces fourmeasures and their applications on how to solve those risks. Finally, by establishingthe real estate development risk alarm model, the thesis provides a helpful method forthe real estate enterprises to get reliable information in time and realize alarming andmanagement in advance in dealing with risks. Hopefully the study of this thesis canprovide valuable references to avoid and eliminate risks in real estate development.
