The commodity housing cost is its price the determining factor , In competition intense market economy big tide, The real estate not only develop the adaption market product, but also as far as possible reduce the project cost, which reduces the enterprise the financing pressure and the investment risk, the greatest limit enhances the enterprise the investment incomeo This is the modern real estate must urgently solve key and the difficulty ,According to the research of the commodity housing's entire process cost control, this article thinks in market competition, real estate developer must carry on project cost effective control to enhance enterprise competitive ability, and draws the following conclusion: The design stage is the key and the difficulty of the commodity housing construction cost control. It proposed uses theory quota design and value engineering to control construction cost, and through design tender and rewards and punishment system urged the designing department to initiatively control the project cost in the design process. The commodity housing cost control is key point in the bid stage. Through the game theory analysis the tender stage is the benefit assignment complex stage, is easy to have the inequitable competition, is unable to choose the outstanding construction, which causes to be unable to reduce the project cost, proposes uses reasonable most low price through the bill of quantity may effectively control construction cost.
