Applying Lean Construction System In Management Of Real Estate Enterprises

With the development of economic globalization, the competition of the real estate market is more fierce day by day, the building market changes from seller's market to buyer's market, and we request the scale , technology , function of the construction project ,etc. being more advanced , all these put forward higher demand to management flexibility of the real estate enterprises. Under this kind of objective condition, the modern construction project must find a more advanced construction system, and the real estate enterprise must set up more scientific, more normative management procedure too, moreover lean construction system is a advanced construction system. It can improve the construction efficiency, and realize enterprises' own goals finally. Some foreign construction enterprises have already begun to adopt the lean thought to supervise the management of construction in order to adapt to the new situation. Practice has proved that lean construction is feasibility and advanced and it will be the direction of the construction development in the future This research defines the lean construction at first, and then expatiates the difference between lean construction and tradition construction. On this basis, the author introduces into the theory frame model of lean construction. It includes four theoretical foundations : 1 The pulling system and just-in-time; 2 The total quality control; 3 team work; 4 concurrent engineering, then provide some suggestions on the application of these basic theories. Afterwards, to the particularity of lean construction the author introduces a new control system named last planner system. The author detailed introduces the concept of last planner system and the plan procedure, and has put forward the suggestions on its practical application in our country. Finally, with drawing lessons from current real estate management, the author sets forth the superiority of applying lean construction in real estate enterprises, then puts forward a kind of new management mode. With it the real estate enterprises can raise the efficiency of management, and make it effectively obtain the goal to realize the goal of sustainable development. At last, the reach does detailed analyses of the real estate enterprise, then combined with the lean construction, the author bring forward some upswing advice which including some new transforms of organize and flow based on the lean construction system.The research analysis lean construction system roundly, and proposes analytical method and research thinking of lean construction system applying in the management of the real estate enterprises. The text pays attention to the combination of theory and practice, combines the current situation of the real estate tightly, works out a set of management proceduresystems with more strong suitability and more high standardization, and expects to play a guiding role to the management theoretical research and practice of present real estate enterprises. At last, the paper analyzes the real estate enterprise based on lean construction system, and brings forward some advice to realism work in the real estate enterprise.
