Along with the construction of informationalization and the rapid development of real-estate industry, disadvantage of traditional second-hand house trading management system obviously day by day and it is difficult to meet the development requirment. In order to standardize the healthy development of the real-estate industry, improve contracting office efficiency of second-hand housing, safeguard the legitimate rights and interests of both contracting parties of second-hand house, assure the security of funds in transactions, we need practical and flexible second-hand house trading management system to provide powerful support, effectively managing and monitoring all aspects of contracting process of second-hand house.This article studied the second-hand house trading and fund supervision system based on the workflow technique. First it studied the present situation of second-hand house trading, analyzed the advantages and disadvantages of existing second-hand house trading management system; second, researched the application of workflow technique in the second-hand house trading management system, on the basis of analysis and research designed a kind of system architecture of second-hand house trading management system which based on the workflow technique to study and realize each core functional module of system, making the realization of a flexible and practical second-hand house trading management system eventually.In this paper, the relations between workflow and real estate transaction management system is elucidated firstly. Secondly, workflow and real estate transaction management are combined together and the application mode of workflow technology in real estate transaction management system is analyzed. Then, the architecture is designed which is used for real estate transaction management system based on workflow technology and each core function module is developed which is made up of the system.In practical application, the system used to realize the automatization for entire cyclical management process from registration, signing, bank mortgage, fund supervises of second-hand house to recordal of contracts, during task processing, abstracted all or part working content which can be explained by workflow to be working process definition and finally finished the work automatically or semiautomatically under the business operators'intervention. When the second-hand trading business process changed, the modeling tool of workflow could modify and rebuild process model rapidly to meet requirement. It realizes the separation of application logic and process logic of second-hand trading process, with modifying the business model of second-hand house to change the system function and without modifying the system application program. It improves the inadequate in traditional second-hand house trading management system effectively.Integrating the workflow technique in management technologies can make the second-hand house trading management system has better uniformity, higher intelligent and more flexible system.
