In the second-hand housing industry,the data volume is huge and complicated,which make the second-hand housing value evaluation and data management more difficult.As a result,the second-hand housing intermediary company cannot achieve good work efficiency.In order to solve the above problems,it is necessary to realize the transition from the traditional "human centered" data analysis management to the "software centered" data analysis management.Combined with the second-hand housing market in Chongqing,this thesis puts forward a research topic--the design and implementation of the second-hand housing management and price evaluation system in Chongqing.According to the unified development process mode of software engineering,this paper adopts the object-oriented analysis method,uses the B/S structure and related technologies,to design and implement the second-hand house management and price evaluation system in Chongqing according to the detailed business process.First of all,this system has carried on the detailed requirement analysis to each department and customer of Chongqing Yanqiao second-hand housing intermediary company,fully understood the second-hand housing transaction process,and made use of the UML use case diagram to carry on the thorough analysis to the user behavior in the second-hand housing transaction.Then,this thesis designs the function of the second-hand house transaction,including the management function of the basic information of customers and employees,the information management function of the house sales,the information management function of the house,the information management function of the financial statements,and the evaluation function of the second-hand house.And summarize the data generated in the above process and completed the design of the database in a targeted manner.Secondly,this thesis takes advantage of the latest data from January 2019 to February 2020 of the Ninth District of Chongqing main city of Yanqiao second-hand housing intermediary company to analyze as follows: the first step is to clean up the relevant data;In the second step,13 more significant variables were selected to complete the analysis of the factors affecting the price of second-hand housing in Chongqing;The third step is to use multiple linear regression algorithm to evaluate the house price,and use the prediction results to establish the secondhand house value evaluation subsystem in Chongqing.Finally,according to the demand analysis and database design,the author completed the design and implementation of the system,gave some main core codes and main function interfaces,and tested the function and non-function of the system,and completed the development of the second-hand housing management and price evaluation system in Chongqing.
