By reason of the disadvantages of publication modes in real estate vendition field at the present time, this paper tries an experiment on virtual reality applying to real estate vendition field. After traversing the specialties of walkthrough system in virtual building environment, it researched some optimization techniques from modeling and drive.In this thesis, our research work mainly focuses on the following aspects:1, To the question of the large depth of the tree structure of scene database in building environment, and need take much time on search node, to table a proposal of regularization restrictions on the BSP tree construction, for the sake of obtaining balanceable BSP tree, to improve the system efficiency.2, It adopts multiplicate ways and means to reduce the amount of polygon which needs to calculate on system running. Whereas the symmetry and repeat characteristics of buildings, via instantiation, billboard, texture mapping, level of detail and so on, farthest decrease the amount of polygon, and at the same time, ensure the reality of every frame.3, It classifies the different situations of intersection test between object and terrain, wall, stairs, uses different methods to handle each situation, to improve the performance of colliding detection. Make use of the multithreading capability of platform, separate the calculation operation on background and the displaying operation on foreground.According to the strict require of real time and interaction,this paper used the virtual reality oriented modeling method to construct geometry model, the professional virtual reality modeling software MultiGen Creator and real time drive software Vega, furthermore the powerful programming platform Visual C++ 6.0, accomplished a desktop real time walkthrough system in virtual architecture environment.
