EAM is the abbreviation of Enterprise Asset Management. EAM is a solution for asset intensive enterprises, focusing on management of protecting, maintaining and monitoring fixed assets. The EAM system is composed of the following three basic elements: advanced management thinking, mature software products and implementation of scientific methods. EAM is based on the history of equipment operation and accounting, follow the thread of work order's submission, admission and execution, according pattern of shorts processing, scheduled maintenance, preventive maintenance and some other maintenance patterns, with the aim of improving the maintenance efficiency and lowing the overall maintenance cost integrate purchase management, inventory management and resource management to a full sharing data of information system. With EAM you can improve asset utilization, enhance asset reliability and availability, reduce asset maintenance costs, improve workforce productivity, manage and optimize spare part inventory, extend asset life, and increase return on assets. In today's competitive business environment organizations are looking for ways to increase profits, avoid equipment downtime, reduce the cost of service and repair, and optimize the use of assets. Forward-thinking companies can achieve these goals by implementing the EAM solutions.We introduced the basic idea and schema of development in EAM in this paper and elaborate the full process of design, coding and implementation in the workorder subsystem. The system described in this paper follows the architecture of J2EE, the most popular in enterprise web applications, the MVC design pattern and B/S framework for platform independent. It is divided into equipment management subsystem, work order management subsystem, preventive maintenance management subsystem, standard job plan management subsystem, purchase management subsystem, inventory management subsystem, resource management subsystem, financial management interface subsystem and workflow management subsystem, all the subsystems integrated organically by transmission of controlling messages and processing business threads. The EAM system is developed in the Microsoft Windows environment. We use IBM Eclipse 3.0 series for IDE tool and Borland TogetherEC 7.0 for modeling tool, and the database system is Microsoft SQL Server 2000, and web and EJB container is BEA Weblogic8.1, and web browser is Microsoft Internet Explore 6.0 and other compatible web browsers. In addition, we use the Hibernate2.0 to achieve targets of the relational database mapping, and use the Velocity1.4 as a website template engine.The workorder subsystem is the core of the EAM, it is also the fundamental element of the project management. No matter what tactics you adopt, it will go to the workorder subsystem. But the workorder process is not a single independent one. It includes the defected workorder process, preventive maintenance procedures, amendment process, cyclical services process, equipment Inspection process. And the defected workorder process, amendment process, equipment inspection process are the typical ones.The workorder is the basis of the staff when they control the maintenance.It can control the repair work from the application, preparation, implementation, testing, reporting, to closing, and arrange the tasks, schedule the resource effectively. When the users create a new workorder, it will initialize a repair process and create a record of the work we implement. And then, the workorder will be transmitted in the departments as a information of how to carry out maintenance work. Finally, the completion reporting of the workorder will be stored in the database as the equipment maintenance records. These records are used to analyze trends of the equipment and adjust preventive maintenance, standards kits, all parts of inventory. Also make the management of assets and maintenance costs more predictable, more precise.The workorder subsystem consists of two parts: workorder track and Quick report. Workorder track consists of eight tabs: Workorder, Work Plan, Safe Plan, Cost Statistic, Workorder Hierarchy, Act Work, Failure Report, Attached Documents.The Workorder tab is used to plan, reexamine and approve workorder. Check and revise the assets, work type and priority, safe plan, standard work plan, failure code, manage information, follow-up job and other information of workorder. The Work Plan tab is used to examine, import and revise work plan, including labors, materials and tools. The Safe Plan tab is used to add, check or revise the safe information of the workorder, including the danger and preventive measures, dangerous materials, Isolation markers. The Cost Statistic tab is used to show the cost of the workorder in several stages, including labor per hour, labor cost, material cost, tool cost, service cost and total cost. The Workorder Hierarchy tab is used to divide the workorder into groups according to the relationship. You can follow the father workorder to see the cost, material and labor of its son workorders. It is also the template to new a son workorder. In this tab, we can check the act work, cost and all its son workorders of the father workorder. The Act Work tab is used to input, view and modify the act operation, labor, material and tool of the workorder. The Failure Report tab is used to record a check the problem, reason and restoration of the equipment and the location. The Attached Documents tab is used to view, modify and print the document. Quick report consists of two tabs: Quick Report and Attached Documents. The Quick Report tab is used to new workorders which are need simple data, report any unfinished workorder, insert and modify the information of assets, workorder type and priority, labor, material and failure codes.In the last part we specified some of the key issues in implementation and maintenance of EAM system, including the implementation of strategies, plans, successful factors, and the technical support and the maintenance process.
