EAM is the abbreviation of Enterprise Asset Management. EAM is a solutionfor asset intensive enterprises, focusing on management of protecting,maintaining and monitoring fixed assets. The EAM system is composed ofthe following three basic elements: advanced management thinking, maturesoftware products and implementation of scientific methods. EAM is basedon the history of equipment operation and accounting, follow the thread ofwork order's submission, admission and execution, according pattern ofshorts processing, scheduled maintenance, preventive maintenance and someother maintenance patterns, with the aim of improving the maintenanceefficiency and lowing the overall maintenance cost integrate purchasemanagement, inventory management and resource management to a fullsharing data of information system. With EAM you can improve assetutilization, enhance asset reliability and availability, reduce assetmaintenance costs, improve workforce productivity, manage and optimizespare part inventory, extend asset life, and increase return on assets. Intoday's competitive business environment organizations are looking for waysto increase profits, avoid equipment downtime, reduce the cost of service andrepair, and optimize the use of assets. Forward-thinking companies canachieve these goals by implementing the EAM solutions.We introduced the basic idea and schema of development in EAM in thispaper and elaborate the full process of design, coding and implementation inthe preventive maintenance subsystem. The system described in this paperfollows the architecture of J2EE, the most popular in enterprise webapplications, the MVC design pattern and B/S framework for platformindependent. It is divided into equipment management subsystem, work ordermanagement subsystem, preventive maintenance management subsystem,standard job plan management subsystem, purchase management subsystem,inventory management subsystem, resource management subsystem,financial management interface subsystem and workflow managementsubsystem, all the subsystems integrated organically by transmission ofcontrolling messages and processing business threads.The EAM system is developed in the Microsoft Windows environment.We use IBM Eclipse 3.0 series for IDE tool and Borland TogetherEC 7.0 formodeling tool, and the database system is Microsoft SQL Server 2000, andweb and EJB container is BEA Weblogic8.1, and web browser is MicrosoftInternet Explore 6.0 and other compatible web browsers.Preventive Maintenance, for short PM, is a kind of maintenance in caseof unexpected bugs, aiming at fixing, maintaining or even changing beforebugs harms. PM work is often repetitive work performed to keep equipmentrunning efficiently. Many locations and pieces of equipment require periodicmaintenance to ensure uninterrupted efficiency and to guard againstbreakdowns through preventive maintenance. PM subsystem canautomatically generate maintenance work orders and automaticallycoordinate multiple resources, improve the asset administrators' efficiency,reduce labor intensity, secure t.he operation of asset equipment, so thatimprove the productivity.PM subsystem consists of six tabs: PM, frequency, Job Plan Sequence,PM Hierarchy, Master PM and Attached Documents. The PM tab is used toenter, view, or modify preventive maintenance records and associate themwith equipment, locations, or GL-accounts. The frequency tab is used to enter,view, or modify scheduling criteria to use when generating work orders, alsouse to enter meter readings. The Job Plan Sequence is used to enter, view, ormodify sequences of job plans and associate them with PM records. The PMHierarchy tab is used to enter, view, or modify PM hierarchies to generatescheduled work order hierarchies. The Master PM tab is used to enter, view,or modify PM scheduling templates and insert and update associated PMrecords. The Attached Documents tab is used to view, modify and print thedocument. The Main actions of PM are creating and modifying PM, creatingand modifying PM hierarchy, associating PM and job plan, creating andmodifying generated PM.Preventive maintenance ultimately automatically generates work ordersto achieve the maintenance of assets. The function of PM activity is todetermine the time when work orders are generated. You can create a PMschedule to generate work orders based on elapsed time between work ordersor changes to equipment meter readings over time, or both. Usually, a PMschedule for a location measures only elapsed time between work orders as aequipment measures both.PM's frequency is the number of days or meter units that should elapsebetween generating preventive maintenance work orders. The date when PMgenerate work orders is result of the minimum of the three fields nextDate,meterOneNextDate and meterTwoNextDate, and these three fields can becalculate from the inputs. Other frequency conditions, such as lead time,seasonal date and extend time also can the work orders' date. If one of a PMfrom the PM hierarchy is expired, it can trigger all of the PMs from thehierarchy to generate work orders.In the last part we specified some of the key issues in implementationand maintenance of EAM system.
