Research On Management Method Of Engineering Cost Database

The construction enterprises in constantly developing with the reform of the market-oriented economic structure and the implement of BOQ System. It is imminently to build engineering cost saveings and management mechanisms in our country.This thesis analyzes the basic method,procecure,content,and characteristic of the traditional rating valuation and the bill of quantities valuation.The constractor estiminates the construction consumption of building product referring to the historial statistic data of the construction project and the cost of building product is determined by the market.It provides the interpretation of cost index and technique index in the database, analysis each index of same type and time limit buildings, induces the law of each index.Through to analysis each cost index and technique index in the engineering cost database in this thesis,it proposes effective methods to manage the engineering cost database, in order to ques a new effective pathway of prediction cost of projects under planning from project under construction.Content that institute involves this thesis include mainly:(1) Tackle and analyze the technique index of teaching building received between 2006 and 2008, search its regularity, verification the unit quantity bidding is closed between the same type and time limit buildings.(2)Provide the method of feature mangement,combine with the theories of fuzzy mathematics, search the material of project under construction which is similitude the projects under planning from engineering cost database.(3)Analysis high speed change of building material may influence the cost index in engineering cost database,when apply the cost index should consider the time factor Consequently, under this circumstance, this thesis studies calculation method of price adjustment coefficient to count the cost of projects under planning. Refer to the conception of representative matieral,and then use this method to count case statistics. Cite Southern Medical University as project under construction.and make College of Electricity as for projects under planning, to enumerate the cost index of projects under planning.The actual calculated results indicate that the calculated cost index is far from the catual result,it found that the bigger error arised from the flow of representative matieral-chosen.(4)In order to decrease the significant influences on the impact of database index from time factor,the thesis provide the method of consumption indicator to calculate the cost of projects under planning. The consumption indicator in the thesis is distributed into individual project,unit project,branch project and sectional project.To adopt this method mainly use various of technique index about artificial and material,.The actual calculated results indicate that the calculated cost index is closed with the catual result,and it is showed through a concrete instance that the accuracy is feasible.
