Research Of The Safety Evaluation Of Existing Buildings And Management

This paper studies on the existing safety management to urban housing buildings, and establishes a reasonable, practical and standard safety evaluation model to evaluate the urban housing buildings and draw a conclusion on the safety condition of the housing buildings, so as to offer guiding advice for the owners, users and managing personnel in their process of utilizing and managing these buildings. Through in-depth studies, the paper's research results are as follows:(1) Through deep study on the safety assessment theories in this paper, the security assessment theory and the integration of AHP and FCJ are concluded, which applies to buildings of the comprehensive evaluation. the integration of AHP and FCJ is mainly embodied in dividing the evaluation index system into a gradation construction, and in using the gradation to decide the proportion of all indexes, then draw a roughly comprised accession by all levels and in the last, reach the results of the comprehensive evaluation.(2) In the paper the author takes a further study in the factors affecting the safety of housing buildings and, on this basis brings up a housing building safety evaluation index system. Through classifying analysis, the factors that affects the housing building safety concludes---- the construction bearing U1, facilities U2,the personnel quality U3, Utilizing environment U4, Utilizing history U5, the assemblage of sub-factors are:U1={appearing crevice conditions u11, intensity of main materials u12, construction type u13, distortion and shifting U14};U2={power supplying system u21, water supplying and draining system u22, heating and ventilating system u23, gas supplying system u24); U3= {quality of utilizing personnel u31, quality of managing personnel u32};U4={ displacement and blustery environment u41, change of ground water level u42, impact of surrounding environment u43, acid, alkali, and salt envisonment u44};U5={used age u51, decoration and usage condition u52, function changes conditions u53, damage conditions u54}。The comprehensive evaluation model applied for housing buildings assessment is established on the above basis.(3) In this paper, evaluation conclusion is drawn by the stated theory and model; and according to which a safety pre-warning system of housing buildings is to be established; it will be guidance to the decision making to the housing building managing personnel.(4) The study of safety evaluating and testing theory of housing building is undertaken in this paper, as well as analysis to basic rules to evaluation standard and grading methods of completion and damaging scales, which offers theoretical basis and factual support to the comprehensive safety evaluation of housing buildings.(5) The status quo of housing buildings management in home and abroad are studied in this paper, and through study of laws and regulations and organization establishment and sources of capitals of housing building management in and out of China, it can be seen that there is a long way to go in the housing building safety managing process in mainland China.
