China's housing construction has made tremendous achievements, then many families' housing problem had been solved. However, most of medium and low income families can not purchase appropriate dwelling house ,because of the dwelling unit type in current market is too large, rough, and too expensive. So increasing in the medium and low-cost, small and medium-sized dwelling unit type housing construction is conducive to reverse the imbalance in the structure of China's recent housing construction situation, and resolve the number of families' housing problem.This paper first analysed the relevant factors of medium and small-sized residential unit type development, then reviewed the mode of China's urban residential unit type development. Afterward on the basis of five factors considered, our country's family will be suitable for the living area identified in about 90 square meters. Then researched the balance points between "compact" and "comfortable", the small size does not mean low comfort and the medium and small dwelling unit type carefully designed may also be high comfort. Through market research the author found that two-bedroom and three-bedroom unit type is China residents' current main unit type purchase, while two and three bedrooms unit types in the market are general too large in area and high prices (take Xi'an for example), it is necessary of compressing unit area to meet the needs of residents. To sum up, about 90 square meters unit type with three compact bedrooms should be the balance point between compact and comfortable.In this paper, the author then studied the medium and small-sized residential unit type inner space design, unit type combination design and technical measures. Come to the conclusion that: Inner space for medium and small-sized residential unit type design, first of all should raise their space efficiency, clearly the function space constraints of low size, should be followed by inner space compact design, fine design and adaptive.Combination of small and medium-sized residential unit type should consider economic factor, There are two main index for the current economic comparison of unit type combination, Used area index and the room rates, they each have their own scope of application, the former commonly used as an evaluation index in project design while the latter commonly used in residential sales. To improve the small and medium-sized residential unit type in room rates, the first is to reduce the pool area, different floors, staircases ratio of households, residential space form and product positioning in the room rates will lead to the differences. The domestic transport of nuclear space is a major component of the pool area, reducing its area had to consider standardizing the requirements. In more than one ladder unit, the most economic type is a staircase two with no elevator and a staircase 4 with a lift.Because there are many small and medium-sized residential unit type duplication of parts and the construction number is large, so industrial production should be implemented to improve efficiency. For the most complex parts in the residential house, kitchen and bathroom should be carried out the whole kitchen, the whole bathroom design and the entire renovation of residential. the structure system of small and medium-sized residential should have the adaptability to meet the diverse needs of living.
