| With the the system transition from central-planned economy to market economy, social stratum of city residents has become obvious in China especially from 1990s.At the same time, the reform of housing system is going further, and the housing problem of medium or low-income stratum has become obvious which has impact the sustainable and stable socio-economic development.In this background, affordable housing provides a solution to that problem. Most of the research on affordable housing focused on the development of policy and the design of residential district, but there is little research on its spatial layout and distribution.In this thesis, the demand of residential space of medium or low-income stratum and current spatial characteristics of affordable housing are investigated at both macro and micro levels through typical case study—Beijing, in order to understand and solve the housing problem of medium or low-income stratum and contribute to urban planning and construction. This thesis is consists of six parts. In the first part, the background, significance, methodology and framework of the research on current distribution of residential space of medium or low-income stratum are introduced. The second part is the literature review, including the theory of social stratum, residential space, and traffic demand and the current progress in researches of affordable housing. In the third part, the general social stratum condition of residents in Beijing is discussed, and the distribution of residential space of medium or low-income stratum is analyzed. The demand of residential space of this stratum is also analyzed through case study in this part. In part four, the supply system of affordable housing in Beijing are analyzed in order to understand the characteristics of the spatial layout at a macro level. In part five, on the basis of demand characteristics summarized in part three, supply characteristics and driving factors of spatial layout of affordable housing in Beijing are analyzed through case study of typical residential areas. In part six, policies and spatial layout patterns abroad are analyzed and suggestions on planning and policies to improve the spatial layout of affordable housing are given from the aspects of development policy, control measurement and specific project. At last, conclusion of this thesis and issues which require further research are discussed on the basis of comprehensive understanding of the above parts. |
