In the context of globalization, Beijing old city has experienced profound changesof industrial structure, employment structure and social structure. The income gap hasbrought an inevitable expansion of social segregation and residential differentiation. Italso raised the gentrification phenomenon in the heart of the old city by the high cost ofthe urban renewal, and the new poverty phenomenon with the aggregation oflow-income groups in the continuing declined historical districts. Based on the globalperspective, the process of the residential differentiation in Beijing old city has made aprofound impact on residential density of Beijing old city. The continuous repetition offunction in the urban fabric has brought extreme high-density urban form in theaggregation area of the low-income groups, while the residential areas of thehigh-income groups have a lower density. An evident imbalance of the residentialdensity has occurred among the districts of Beijing old city. The new urban context hasconflicted sharply with the old historical districts, the edge of the old and new city hasbeen in chaos for the past decades. The high-density context as well as the simplexbuilding forms can not commit the declined districts to differentiated housing formulti-classes. Meanwhile, the shortage of traditional planning theories and methodshave made perpetual destroy in both substantial urban form and urban context in the oldcity. Thus, the residential densities in the old city are in need of better apprehension.For Beijing old city, the perspective of mix-income housing may help in solvingthe problems of residential density. Though keeping the balance of the proportionfor different groups could help to avoid excess aggregation of equivalenthousing in the districts which would bring serious density problems. Thisdissertation has made research on the residential density for mix-incomehousing in Beijing old city, and discussed the proper residential density andarchitecture density in Beijing old city. It also analyses the facing problem forthe population density and building density in Beijing old city. By using theSpacemate tool for reference, which has been developed in the Holland, thedissertation has taken a specific site as an example, and explored a method ofdensity analysis and control.The research frame aims at inducting social equity opinions into residentialdensity research and planning, and providing new thoughts for residential density planning, controlling and corresponding which would reveal social-harmonious values. Meanwhile, the research tends to achieve precisiondiscussions for the residential density planning by using the Spacemate tool,with which density zoning could be carried out. The dissertation discussesproper-density urban forms on the existence substantial urban context, andmethods to avoid further demolishment by the high-density buildings to the oldhistorical districts. It also discusses population density and building density inBeijing old city in the perspective of social values, planning goals and alsoachieving methods, in the aim of achieving both social equity and protection ofthe old city through mix-income housing and Spacemate tool, and of conductingreasonable residential density in the old city.
